Is the Beach Real Estate Market Turning Into a Buyer’s Market?

As we head deeper into the holiday season and approach the end of 2025, one question keeps coming up from buyers and investors alike:

Is now a good time to buy beach real estate?

In this December 16, 2025 Delmarva Real Estate Market Report, we’re seeing some meaningful shifts across the local market that buyers should be paying close attention to—especially here at the beach.

A Slower Holiday Market… But Not a Dead One

December is always a unique time in real estate. Between Christmas, year-end planning, and the upcoming New Year, many buyers and sellers pause their activity. That said, opportunity often shows up when competition slows down, and that’s exactly what we’re seeing in parts of the Delmarva market right now.

While overall volume is lower, demand is still present—and in some areas, it’s actually outpacing new inventory.

Worcester County, MD: Buyer’s Market Conditions Emerging

In Worcester County, we saw 31 new listings and 30 properties go under contract over the last seven days—very balanced activity. However, the bigger story is inventory.

  • 706 active listings

  • 110 properties sold in the last 30 days

  • 6.4 months of supply

Anything over six months of inventory is technically considered a buyer’s market, and Worcester County has officially crossed that threshold. For buyers, this can mean:

  • More negotiating power

  • Homes sitting longer on the market

  • Opportunities for price adjustments and concessions

Wicomico County: Still Tight, Still Competitive

Wicomico County remains a different story, especially for primary home buyers.

  • 25 new listings

  • 24 under contract

  • 3.8 months of supply

This market is still relatively tight, meaning well-priced homes are continuing to move quickly. Buyers here still need to be prepared and decisive.

Sussex County, DE: Demand Surging as Inventory Drops

Sussex County delivered one of the most interesting data points this week.

  • Only 62 new listings

  • 123 homes under contract

  • Nearly double the demand vs. new inventory

  • 5.5 months of supply

This shows that even in December, buyers are actively stepping in—especially when fewer sellers are listing during the holidays.

What’s Happening With Interest Rates?

After the Federal Reserve’s recent announcement reducing the federal funds rate by 0.25%, many buyers expected mortgage rates to drop sharply. Instead, rates have remained relatively flat:

  • 30-year fixed: ~6.27%

  • FHA loans: ~5.88%

  • VA loans: ~5.90%

  • 15-year fixed: ~5.75%

While mortgage rates aren’t directly tied to the Fed, the current rate environment—combined with seasonal slowdowns—can create a favorable window for buyers willing to act when others aren’t.

So… Is December a Good Time to Buy Beach Real Estate?

For many buyers, yes—especially if you:

  • Want less competition

  • Are looking to negotiate

  • Prefer shopping while others are distracted by the holidays

  • Are planning ahead for spring and summer use

December may not have the highest number of transactions, but it often offers some of the best opportunities for prepared buyers.
