Historically Lowest Inventory Levels Ever
We are at historically the lowest inventory levels right now. There are fewer homes for sale, and currently, we are at 3.5 months of supply nationwide. This figure is very similar to what we are seeing in the local coastal Maryland and Delaware regions.
With less supply and strong demand, you, as a seller, benefit because your property will stand out from the crowd and truly shine when there is less competition.
Frequent Bidding Wars
On average nationwide, we are seeing 4.8 offers for each home that comes out on the market.
When there is a bidding war situation, and we have more buyers interested in a property, it puts the seller in control. This typically leads to a bidding situation which creates a reverse auction scenario that tend to increase the value of the property.
Average Days on Market
Currently, the nationwide average days on market is at its lowest level, at just 18 days from the actual time you list it up to the time the property goes under contract.
The benefit to you as a seller is that this cuts down the time you need to prepare the home for showings. On the first week of listing, you can expect that there will be a lot of showings.
With a lower average days on market, there is less uncertainty as to whether the home is going to sell and when it is going to sell. Sellers can have the peace of mind, knowing that as long as the property shows well and is priced well in this marketplace, it is going to sell.
